After four years of wedding stationery design, I've seen a LOT of color combos, a LOT. I have a few favorites: tangerine tango orange + purple, blush and gold, shades of champagne, but right now, hands down, I LOVE NAVY + GRAY + PINK. I also chose to add accents of gold to the palette, to bring in a warmer feel.<br />
<br />
The first step was to paint the office. I chose DARK ASH, by Behr (770F-5). It's a beautiful SLATE gray, rich and even, with a slight blue tint.<br />

Next, we built the gallery shelves. I followed the instructions from this <a href="http://ana-white.com/2010/10/plans/ten-dollar-ledges" target="_blank">website</a>! Easy peasy.<br />

Then came the little details: vases, collage wall, mirrors and frames, and lastly CURTAINS! Long story short, I purchased 6 yards of PREMIERE PRINTS "Fynn" in Navy & White (not "Cadet Navy"!!!) from everydaychic on Etsy, and white curtain liner fabric at JoAnns. Both fabrics are 45" wide, perfect for the window I need coverings for. I ironed and hemmed the top of each curtain panel, sewing the liner fabric in the hem inside out. The lining fabric was then flipped right side out, so both unfinished sides of the fabrics were together. I ironed and hemmed 1/2" on the sides of each curtain panel, along with a 2" hem at the bottom of the panels, folding the lining fabric into the folded hems before sewing.<br />

Without further ado, here is my home office! It's so clean, relaxing, and girly! But not too girly lol! A couple of things still need to be finished: hubby needs to put his pewter miniatures into the case on the wall, and I need to finish updating my fish tanks (new light strips, etc). But all in all, it's ready to rock and roll!<br />

I've been SO SO busy with the house, design work, family, and general life. I know, I haven't posted here for MONTHS. Sad :( :( Wanted to post a few pics of my latest projects! I re-stained my spoon holders (hand made by my dad!) as they were looking very dated and faded. They are solid oak, and my dad originally treated them with a natural stain, to allow the oak to show through. I chose "Red Oak" stain by MinWax. Sanded them lightly (hand sanded) with a fine grit paper, and gave them two coats of the stain. I do still need to wax finish them to give them a protectant coat.<br />

<b><u>PEANUT BUTTER BROWNIE BOTTOM CHEESECAKE</u></b><br />
<b>Ingredients:</b><br />
<b> Brownie Layer</b><br />
<b> </b>One box Jiffy brownie mix (or other brownie mix of choice)<br />
1/4 cup creamy natural peanut butter<br />

<b>Cheesecake Layer</b><br /> 8 oz. cream cheese, room temperature<br />
1/3 cup sugar<br />
1.5 eggs<br />
1 tsp vanilla extract<br />
1/4 cup greek yogurt<br />

<b>Instructions:</b><br />
1. Preheat oven to 350. Lightly grease and flour an 8-inch pie plate (or springform pan) or line with parchment paper. Set aside.<br />
2. Prepare brownie mix as instructed on box. Add peanut butter to brownie mix. <br />
3. Poor brownie batter into pie plate, and bake for 5 mins. Remove from oven. Reduce heat to 325.<br />
4. In the meantime, prepare the cheesecake layer. Mix together all the ingredients, making sure there are no cheese lumps, then pour over brownie base.<br />
5. Bake for 45-55 minutes or until center is almost set.<br />
6. Run a knife around the edge of cake to loosen from pie plate. <br />
7. If you're using a springform pan, let cheesecake cool before removing. If you're using a pie plate, leave the cheesecake in the plate.<br />
8. Chill in refrigerator for at least 4 hours or overnight before cutting slices to serve.<br />

We laminated the upper level of our new house. <swoon> When we moved into our house, the entry foyer was vinyl (linoleum) along with the kitchen, and the dining room was.... CARPET. Carpet in a dining room?! Yeah. Anyway, good ol' builder grade.<br />

Sooooooo we decided that SOMEDAY we'd remodel that, and hardwood floor the area. Down the road a ways. A few years from now. Haha. We were making a weekly visit to Home Depot last week, for our trash drawer project, and AGAIN saw their pile of Hampton Bay laminate wood flooring, stacked so nicely in the front of the store. And again, saw the price tag of $.99 per sq ft.<br />
<br />
Ninety-nine cents per square foot. After crunching a few numbers, we decided we could spend the $300~ on the project! We called up a friend to help us DIY install it, to save some money as well. He was happy to help, as he floored their house 5 years ago. THE ENTIRE HOUSE. <br />
<br />
Brian went back the next day, and bought 11 boxes of the laminate. We bought a few misc. tools as well. Yesterday, we got to work! It was REALLY easy to do. We removed the carpet and vinyl first, and then all the baseboards. Eight hours of actual install time, and less than $400 later, and we have BEAUTIFUL wood floors. With a 40 year residential warranty. Yeah. Happy dance!<br />

I won't post a full instruction write-up for this; we followed the manufacturer's install instructions, along with the underlayment instructions included.</div>

Long story short, you roll out the underlay; ours have a tape strip to tape to the next row. We nailed a VERY few areas down just to hold the underlay in place. Make sure to hammer them flush, or remove them before installing your wood.</div>

Once the underlay is ready, start laying your wood pieces. Ours were 6.25" wide by 48" long. We cut smaller pieces with the miter saw, keeping them at LEAST 16" in length, and 3.5" wide. (to fit odd spaces)</div>

Simply click the pieces together to make sure they are locked in place. Continue through the room, finishing one row before starting the next.</div>

Be sure to leave space for any MOLDINGS you need: at our front door, we'll need a "reducer" molding; we left 1 3/8" of space between the end of rows of wood and the molding of the front door, to install the reducer piece.</div>

We also left 1.25" space between the wood flooring and our KITCHEN vinyl. We'll install a T-molding there, as the heights of the floorings are the SAME.</div>

The last row was a bit tricky, to make things fit. Our flooring and room aren't 100% square in dimension, so we ended up with a slightly slanted last row against the wall. Brian simply cut a 1/2" wide piece of laminate that would fill the leftover space between the wood and the wall/baseboards.</div>

Using a table saw (or have the lumber store cut for you), rip the hardwood plywood down to 4 sides + bottom of your drawer. Our drawer measurements were:</div>

<b>STEP 2: ASSEMBLE DRAWER.</b></div>

I assembled the pieces of the drawer together and GLUED everything using Gorilla Glue. So attach the four sides of the drawer to the bottom piece, and glue. Allow to dry at least an hour. Using wood screws, we screwed the pieces together, and screwed the sides to the bottom piece. Overkill? Probably, but we're thorough.</div>

<b>STEP 3: INSTALL SPACERS IN CABINET.</b></div>

There was a 3/4" lip (space) between the inside WALL OF THE CABINET, and the SIDE OPENINGS of the cabinet door. Your drawer slides need to be FLUSH with the cabinet opening. We used a 3/4" thick piece of pressboard, cut to the length of the drawer slides (14") and slightly wider. The spacers are set on the floor of the cabinet, and need to RAISE UP THE DRAWER SLIDES to be flush with the BOTTOM opening of your cabinet.</div>

Using wood screws, pre-drill 4 holes, to attach your cabinet door to the drawer. We off-set our screws, so that the screws went through the thickest part of the door. We also have to add a 1/2" thick piece of plywood to the FRONT of the drawer, inside, to take up more space, as our screws would have drilled all the way through our door.<br />

Yes, it's been a few months. < shamefully hangs head> We got closed on the house, and have been wallowing in DIY home improvement projects ever since! We had a house warming party on October 6, which was a blast. Brian's parents surprised us by showing up to the party, after driving 2 days to get here! I have the best in laws. Some of our projects have included:<br />

We've pretty much ran out of money at this point, so I'm trying to finish the guest room on a VERY VERY tight budget. I've managed to design and decorate the room for around $350, so I'll be sharing my insights and finds for that soon!</div>

This has been the longest and most hellish 3 months of my life. And that's saying a LOT, considering I lost my mom to cancer last year. Brian and I set out to buy a place of our own in May, after trying to figure out where to rent once our lease was up in June. I got the sudden divine inspiration to start looking into the idea of BUYING a townhouse, instead of paying the same rates renting, wasting the money. We began the INCREDIBLY horrid process of finding a lender for our mortgage, and finding a home to buy. <br />
<br />
We were jostled around by mortgage brokers and banks, given the run around with our income. We had originally filed our last 2 years of taxes with my design income being "hobby" income, as I was working full time outside of design. Since now I'm designing full time, they needed at least a year's worth of taxes showing "business" income. So we had to amend our 2011 return, and pay in another $2k of self-employment taxes for the lenders to even LOOK at our income. <br />
<br />
Finally we found Compass Bank; they were willing to give us an amount large enough to start looking into ACTUAL HOUSES, not townhomes. As we started looking for homes, we ran into a whole other can of worms. In our area, homes are selling like HOT CAKES. We would put together lists of homes for sale, from the IRES site for Colorado, and by the time our realtor set up showings, the homes were UNDER CONTRACT. Many times within 24 hours.<br />
<br />
After searching for several weeks, we ran across new homes being built in a town 20 miles southeast of where we lived. We went and looked at a couple of their model homes and FELL IN LOVE with one of them. The best part of it - the floorplan we loved was the LOWEST price. UNDER our pre-approved mortgage amount. SQUEAL! We were on the road to a brand new house! Well... almost...<br />
<br />
Next up was signing the contract on the home and putting down earnest money. Excited and happy for the 2 month build, we set out to finalize our loan with Compass, as the mortgage officer assured us the loan would be no problem with their "in-house" bank loans. Woohoo! Our lease came up at the end of June, and we looked at the hotel stay idea. After calling SEVERAL hotels, and finding out they were BOOKED UP through July, we started looking into the idea of <cringe> moving into my dad's basement. He offered us a place to live, so at the last minute, we decided that free rent was worth the headaches of living back home.<br />
<br />
Fast forward to a few weeks ago.... long story short, our mortgage loan came back DECLINED AND REJECTED... three times. Underwriters are the BANE of my existence. Our mortgage officer kept fighting for us and our situation, and FINALLY FINALLY got a conditional loan approval. <sigh> <br />
<br />
So.... after living in my dad's basement for almost 2 months and dealing with his VERY anal idiosyncrasies (you can't leave the stove light on because the bulb might burn out, etc), a design client load of almost 50, cramming 2 fish tanks and our cat in the house, AND potentially losing earnest money and the contract on our house.... TOMORROW IS THE BIG DAY. FINALLY. Barring delays with the final loan approvals and closing orders, we will be SIGNING OUR LIVES AWAY at 3 tomorrow afternoon. <br />
<br />
It's been a LONG LONG LONG rollercoaster ride of emotions and anger and tears. We've fought so long, we're numb... We've gotten through and can now see the light at the end of the tunnel. I just keep my mind focused on the end result: opening our door, with our key.<br />
<br />
As Brian and I got to watch the house building process, which was very awesome, we learned as a couple, grew closer as couple, and now are beginning a new chapter in our lives. God willing, we will be moving outta here tomorrow at this time, into OUR OWN HOUSE. No more apartments. No more neighbors above us. No more stomps and wall hitting.<br />

Step 1: Punching party! Using the oval paper punch, punch out all your "petals". Depending on the size of the flower, you'll want probably 50-200 dots of each color. I was able to punch 6-7 dots out of each paint sample. Keep each color separate, in a pile together.</div>

Step 2: Draw your circles. Find the center of the 12x12" paper, and using the compass, draw 2 or 3 circles out from the center, whatever size is fine. I drew 2 circles. They are just for visual - so you can tell if you are mounting the petals perfectly round.</div>

Step 3: Start petaling! I began on the outside, using glue dots to secure each petal flat on the paper. I started with the light yellow paint chips, next row was light yellow and medium yellow alternating. Next row in was all medium yellow. Next row, medium yellow with the darkest yellow alternating. Inside row, darkest yellow. I added the mix of GRAY PETALS AFTER I WAS DONE WITH THE YELLOW.</div>

The 3rd row in, I used one sticky-doo dot to raise up the row per petal. The 5th and 6th rows, I used 2 and 3 stick-doo dots PER PETAL (on top of each other) to raise up the petals even further, to create the 3D look.</div>

Step 1: I found 18" table legs and 2 pieces of pressboard at a local thrift shop. NOTE: make sure the boards are FLAT and not warped in any way. Ours were warped and make extra steps to level the bench! You can use a small coffee table, that's at least 20" tall. Our boards were 12" wide by 36" long.</div>

Step 2: Using the flat metal brackets, screw the legs into the brackets. You will need to also drill a hole large enough for the threaded table legs to fit into on the BOTTOM of your bench (one piece of board). Our holes were 3/8" wide, and about 1/2" deep to house the threaded screws of the legs.</div>

Using the included screws with your flat metal brackets, attach the legs to the board, tightening the screws in a star pattern (top left, bottom right, top right, bottom left).</div>

Step 4: prime and paint legs and boards, using a foam brush. Lightly brush on the primer, covering all areas that will be painted. Once dry, spray paint the legs and boards, holding the can 4-6" from the target. I painted the sides and top and bottom of all pieces. Allow to dry overnight or more.

Step 5: We bought 2" foam at Joanns, with a 50% off coupon. It's pretty pricey stuff, so getting it on sale or using a coupon definitely helps! We decided to go with the 2" thick foam, and use two layers of it. At Joann's, it's a 24" wide piece. We bought 1 yard (36"). Our bench boards were 12" wide, so we could just cut the 24" wide piece of foam in half, double layer it, and have a 4" tall bench cushion!</div>

We measured and used a yard stick to draw a straight line on the foam, using a sharpie marker. Using a bread knife, cut the foam in half. It should cut like butter!</div>

Step 6: Create the cushion! Lay your fabric out first, and batting on top of that. Both need to be long and wide enough to fit down over the foam and board, so it needs to be larger than the foam/board dimensions. Lay the 4" of foam on top 7of the batting, and the NON-legged board on top of the foam. Pull the fabric and batting tight up around the edges of the foam and board. Using a staple gun, staple the fabric and batting to the board, TIGHTLY. You may want to do the batting first, by itself, and THEN the fabric for a nice tight grip. Staple one side first, and pull tight and staple the other side.</div>

We finished the ends of the bench by doing hospital-style corners, or like a gift wrapping; bring the sides around the end of the bench, and fold the created V-shape of fabric down over the tucked sides, staple.<br />

Step 7: combine the two pieces - the legged board, and the cushioned board. Place the two pieces together, and drill pilot holes up through the bottom of the bench, into the cushioned board. We drilled a hole on all 4 corners. Using wood screws, we attached tightened the two pieces together to create one solid bench.</div>

I'm finally beginning to understand the "mix n match" style of interior decor, which is HARD for me. I want a full set of MATCHING furniture.... so the idea of recycling old furniture and mixing designs in one room made my teeth itch to begin with! We found the most perfect headboard at the "Second Chance Thrift" store. The best part about it: everything in the store was 50% off! So the $12 headboard... YES, $6. Total score! Along with the headboard, a can of Zinnser 1-2-3 primer, and 2 cans of Black Satin spray paint, and viola! The perfect headboard for our guest bedroom.<br />

Step 1: Remove the existing light bulbs, and any covers over the wire/bulb bracket<br />

Step 2: cover the wire/bulb brackets (paper towel, paper, etc). I used sheets of paper, folded and taped around the brackets<br />

Step 3: Cautiously using the spray paint, begin painting. Keep the can about 4-6" away from the chandelier, as much as possible to avoid paint build-up and runs. Allow to dry overnight or more. You can do a second coat of paint if you feel it's necessary. I painted all the way up the chain, and the top ceiling dome cover also.<br />

Step 4: Prepare the bling! I bought dropsy beads from Hobby Lobby, on sale for $.75 each. Since there were 5 lamps on my chandelier, I decided to do 1 long dangle, and 2 short dangles on each lamp. Using 24 gauge wire, I strung it through the clasp of my dropsy bead, and strung a yellow bead, and 2 clear beads onto each strand for the long dangles, and created the short dangles with just 2 clear beads. <br />
<br />
I left about 1" wire strung past the bead dangles, to stick up through the lamp cups in the next step.<br />

Step 5: Using a center punch (or sharp screw driver), hammer a divot in the lamp cups - I created 3 divots per cup, for the 3 dangles to hang from. <span style="background-color: white;">Using a 1/16" drill bit and hand-held drill, carefully drill a hole at each divot. Keep your drill bit straight up and down, otherwise you may break a bit in half (which is what we did!).</span><br />

<span style="background-color: white;">Step 6: Slide the 1" wire of your dangles up through the small holes in the lamp cups. Bend the wire over to temporarily secure each dangle. Using a hoe glue gun, glue the wires into the cups with a small dot of glue.</span><br />

This is a SERIOUS upgrade from our little 2-bedroom apartment. Needless to say, I'm VERY excited to have an official guestroom! Someday this room will serve as our nursery, but not yet! Normally, I'm an earth-tone sort of gal - beige, olive, rusty red, deep rich tones. I'm also more of a rustic person at heart. However, I have been given a vision for our guestroom - shades of gray, black, and yellow! Why? I have no idea. I will be refinishing it and painting it black. My husband and I just bought a new house, and by new I mean, built from the ground up. We have a foundation and basement done!
